A good property agent will help you with your search. You need to register your interest with an agent, ideally one that specialises in the area where you want to live. Decide on what you are (and aren’t) looking for, the area(s) you’d like to live in, and think about how flexible you are willing to be.
Once we have found some properties that you like, we’ll arrange for you to go and see them. We’ll meet you at the property and show you round, so you can get a real feel for whether this could be your next home or investment.
If you’re from outside the local area, we’ll arrange several viewings in one day to make best use of your time.
We’re experts on North London, so we can answer your questions about the area, transport, schools and amenities, as well as about the property itself.
xWhen you find a property that ‘clicks’, we advise you to make an offer promptly. If you love it, then chances are that others will too.
Once you’ve decide on the offer you’re going to make, we’ll take it to the vendor. We’ll act as the communication channel and will deliver their response back to you.
If your first offer is not accepted, don’t give up - we can help to advise on what changes to the offer might get you over the line.
It’s part of our role to make sure that buyers are putting in valid offers - that is, that they can carry it through. So when you’re seriously interested in a property, we’ll ask you some questions to confirm this.
If you’ll be taking out a mortgage to buy the property, we will ask you for an ‘agreement in principle’ document, which your lender should be readily able to provide.
These checks are our obligation under the Property Ombudsman Code of Practice, which states that we have to take reasonable steps to confirm a buyer’s financial status.
However, we don’t have to do this before we put your offer to the vendor, and we are legally obliged to ensure they receive every offer.
Many buyers want to commission a survey, to check that there are no underlying issues with the property. There are different levels of survey, but they all check for issues that would not be visible at a viewing. It’s important to know about any issues before making a final financial commitment. Issues don’t necessarily mean you don’t buy the property, but they may impact the offer you make, and it’s simply a question of going in with your eyes open and knowing exactly what you’re buying.
There are different levels of survey and we can discuss with you which one would best suit your needs and help you get it organised.
Once your offer is accepted, we’ll help both parties manage the process through to exchange of contracts (the point at which you pay your deposit) and completion (the property is legally yours).
We’ll ensure that you and your solicitors have all the details of the vendor and their solicitors. We’ll issue a Memorandum of Sale with all this information. We’ll act as the communication channel between you and the vendor, and help to smooth out any wrinkles in the process.
